Must haves for the best Wargaming centre of all time?

My wish list From this reddit post on r/wargaming:

Wargaming tables with raised edges of different sizes from 3x3 to 15x6

Tables with leds for lighting.

Tables at different Hights or be able to be raised or lower.

Full access for disabled people.

Lights than can be turned up and down for bright or lower levels.

Good sound proofing in areas

Terrain sized for everything from 1mm to 40mm including air and navel combat sizes in all times and historical and fantasy and SF

Different colored mats for tables like cigar store does

Sand tables!

Food and drink (no booze!) including hot food and historical MREs fir the right time period.

Locked down weapons and armour on the walls for display purposes only from many and varied cultures with tags saying what they are and what game might see them in

3d printers for rent

Armies to loan and rent for

All the rule books to check when needed.

Novels and history books on history, fantasy and SF (a full library)

Seating for game tables and better chairs to just read in

Kids area the younger ones can play in.

Family nights where families are encouraged to come

Arranged tournaments with small prizes that include not just the best and winners!

Ongoing campaigns with reports everyone can see and read about

Painting area with free paints to use

Attached store with all the wargames and figure. ALL OF THEM

Parking and local public transport.

Opened till late and all weekends.

A cheaper gaming table?

6 foot x 3 foot of gaming area'

It's 1/10 the price of a gaming table of my dreams, and not the regulation 6ftx4ft proper wargaming table, but I can fit it, and maybe afford it. 

Not enough room to actually PLAY pool, but that's not them point.
